House prices in Portugal hit new record high in September

House prices are rising again in Portugal, with the country reaching a new all-time high in September.

According to the Idealista price index, (source in Portuguese) prices climbed 7.9% in September compared with the same month last year. On a monthly basis, compared with August, prices also rose by 0.6% nationwide.

Based on data from the sales and lettings portal, buying a home cost 3,228 euros per square metre (euros/m2) last month, according to the calculated median value.

Vila Real (17.8%), Leiria (17.6%), Beja (14.4%), Faro (14.3%) and Guarda (14.0%) recorded the sharpest increases among district capitals and autonomous regions, with the Centre emerging as the fastest-growing region.

Aveiro (9.3%), Setúbal (9.1%), Porto (9.0%), Castelo Branco (9.0%), Ponta Delgada (7.1%), Funchal (5.3%) and Lisbon (4.4%) saw more moderate price growth.

Lisbon remains the most expensive city in which to buy a home. The Portuguese capital has a median price of 6,256 euros/m2. The Lisbon region is also the priciest area to purchase housing, with a median value of 4,501 euros/m2.

Portugal posts second biggest rise in the European Union

At European level, Portugal is also posting increases that stand out.

According to the latest Eurostat data, (source in Portuguese) the country recorded the second largest rise in the European Union in the second quarter of 2026, compared with the annual average for 2025.

“During this period, the largest increases in house prices were recorded in Bulgaria (+14.3%), Portugal (+14.2%) and Lithuania (+12.8%),” the report states, adding that Finland (-1.5%) and France (-1.4%) were the only countries where residential property prices fell.

According to Eurostat, in the second quarter of 2026 house prices in the EU rose by 4.7%, while rents increased by 3.0% compared with the second quarter of 2025.

Compared with the first quarter of this year, house prices increased by 1.2% and rents by 0.7%.
